The Property Services Department led by Ed Olson has two main functions: 1) Inspect for and Enforce all CC&Rs and Rules and Regulations for the Association, and 2) Maintain all aspects of common area landscaping throughout the Association. The Architecture department is managed by Kim Back, Community Relations Manager. All improvements, alterations, modifications or changes to your home on the front, sides or rear of the property need a Home Improvement Application (HIA) as stated in the CC&Rs. The Architectural Committee meets on the 2nd Friday of each month at 9:00 a.m. The HIA applications are due the Monday before each meeting. Lou Flores is the Property Services Liaison and handles the processing of the Home Improvement Applications. Lou can be seen out in the field as he takes care of the Final Inspections for the HIA forms and when he conducts the Association Escrow Inspections. The Hearing Committee has the duty to advise and assist the Board of Directors on Violation Enforcement and the Rules and Regulations. Kim Back facilitates this committee and the hearing process. The Hearing Committee meets once per month, by appointment only. If you receive an invitation to a Hearing Committee meeting, you have 10 days to correct your violation/s. You also have the opportunity to call or email and request an extension from the Hearing Committee. The meetings are usually on the 1st Wednesday of the month, but please check with the Front Desk to be certain of the meeting dates as they may change. We have three primary Property Services staff members who enforce the CC&R violation process. ( CC&R violation process.) Jerry Shahbaghlian serves the Association in the role of Property Services Coordinator; Chad Hughes and Al Sonnefeld are both Field Patrol Officers. We also have other part-time Field patrol staff. This Field Staff covers the entire Community (except Lake Forest Shores and Vista Verde) to inspect and enforce the CC&Rs and the Rules and Regulations. They are available to answer any questions you may have about this information at any time. Eucalyptus Tree Trimming or Removal Applications
If you are planning on pruning or removing Eucalyptus tree/s, please fill out a Home Improvement Application (HIA) and submit it for consideration to the Architectural Review Committee. During the City of Lake Forest Eucalyptus Moratorium (April 1-October 31), in addition to the HIA you MUST HAVE a letter from a certified arborist stating the reason the tree/s need to be trimmed or removed - (Danger, Damage, or Disease).
