The Property Services Department is managed by Holly Walther, Property Services Manager. This department consists of all Maintenance, Lakes, Clubhouse facilities, Home Improvements, Hearings, Common Area landscaping, Streets as well as Trees. Two of the functions are: 1) Inspect for and Enforce all CC&Rs and Rules and Regulations for the Association, and 2) Maintain all aspects of common area landscaping, streets and trees throughout the Association. All improvements, alterations, modifications or changes to your home on the front, sides or rear of the property need a Home Improvement Application (HIA) as stated in the CC&Rs. The Architectural Committee meets on the 2nd Friday of each month at 10:00 a.m. The HIA applications are due the Monday before each meeting. The Hearing Committee has the duty to advise and assist the Board of Directors on Violation Enforcement and the Rules and Regulations. This committee and the hearing process. The Hearing Committee meets once per month, by appointment only. If you receive an invitation to a Hearing Committee meeting, you have 10 days to correct your violation/s. You also have the opportunity to call or email and request an extension from the Hearing Committee. The meetings are usually on the 1st Wednesday of the month, but please check with the Front Desk to be certain of the meeting dates as they may change. We have Property Services staff members, Community Services Representatives (CSR), who enforce the CC&R violation process. (CC&R violation process.) This CSR covers the entire Community (except Lake Forest Shores and Vista Verde) to inspect and enforce the CC&Rs and the Rules and Regulations. They are available to answer any questions you may have about this information at any time.
